Undisclosed Debt Monitoring (UDM)*

New debt should be a cause for serious concern as it can lead to repurchasing risk and other costly consequences for lenders. In addition to mortgage credit reports, Factual Data also offers a monitoring service known as Undisclosed Debt Monitoring (UDM) with the help of affiliate DataVerify®.

Avoid being caught off guard by new tradelines, public records, or other credit changes. With UDM, you can help applicants stay on track by receiving automated monitoring of their credit activity during the loan file process. Please note that Undisclosed Debt Monitoring does not impact a consumer’s credit score.

Revolutionizing the UDM Process with Customization Options

Our Undisclosed Debt Monitoring solution will alert you of any changes in the borrower’s credit history through the loan process. With UDM, powered by Factual Data affiliate DataVerify, you have options to:

  • Order the UDM Solution Automatically or Manually: Automation through DRIVE® and loan origination platforms helps many lenders save time. Lenders can configure the conditions under which UDM is automatically activated for a borrower based on loan status or other custom-defined parameters**. Lenders may also have the opportunity to order UDM manually on a case-by-case basis.
  • Monitor One Borrower or All of Them: Depending on your lending pipeline, it may make sense to monitor the primary borrower or all borrowers.
  • Monitor One, Two, or Three Credit Bureaus: Undisclosed Debt Monitoring can gather data from Equifax®, Experian® and TransUnion®. Select the combination that makes most sense for your lending needs.
  • Customized Alerts: When using UDM, you have the ability to customize which alerts you receive based on inquiry type as well as how and where they are delivered. Alerts can be delivered through a dashboard on DataVerify’s DRIVE® platform or sent directly back to the processor who ordered them.
  • Automatically Deactivate Undisclosed Debt Monitoring: Lenders can configure UDM to halt monitoring when the loan is no longer in progress or when the loan has been funded.
